Dordogne property for sale by Dordogne estate agents, mortgage difficulties and problems selling houses are all having an affect on the French property market.
Whilst it is fair to say that the French property market here in the Dordogne is quieter than this time last year, it should also be made clear that there is still some good activity with bargain properties being snapped up by intuitive investors. Caution and slowing of the British property market has a knock-on effect here with some prospective British purchasers unable to pursue their French property ambitions in the Dordogne until their British property is sold. Equally, the Banks and other lending sources in both countries are cautious about loans and this, of course, also applies to French natives. The exchange rate also influences some people outside of the "Euro-zone". Nevertheless, life continues and as we have seen previously in other years, when one part of the property market slows another picks-up. Thus, we are seeing some people even more ambitious to quit Britain and buy a place in France and live with an easier life-style away from the financial pressures of British Mortgages and pressures of work. So, sales here in the Dordogne have been made and there is still good interest. However, there is an excellent selection of property on the market so competition is rife. A well presented, well situated and correctly priced property will sell without excessive negotiation. However, an indifferent property owned by an unrealistic vendor will not. Easter was too early and therefore the usual hectic activity at that time was not apparent this year but from our "Appointments" diary it looks as though most people have been waiting for the end of April at least in the hope of better weather etc. |
