Certainly, the property market has changed since this time last year and estate agents in the Dordogne are finding the market slower. Economic downturn in the UK and elsewhere has caused many non-French to delay their purchase of a "French Dream" whilst for the native French it is not so much a downturn in their personal economics but more a tightening of the French Banks lending criteria that is causing concern. There is however, as we reported in the Spring, a great deal of difference in market conditions throughout France and this is born out by the latest figures from FNAIM, the French Estate Agency organisation. Towns, cities and the Cote d`Azur are more affected by a downturn, up to 15% reduction of value; whereas here in more rural Dordogne and Charente where prices have never been high, the last quarter has shown an almost immeasurable reduction of 0.6%. What estate agents have seen is that the practice of occasional excessive prices from over-optimistic vendors has diminished as they realise that the market will not support such. So, prices are relatively stable here and south west France is still very good value compared to the UK and indeed, to some other areas within France and Europe. We are also seeing some Clients who had considered buying in Spain now considering France as our legal system is so much tighter than the vagaries of Spanish property law. Indeed, some Clients have sold in Spain to buy in France and avoid potential future problems. Interesting to note that in the first six months of this year we have seen much less British people selling than last year, about the same number of British purchasers but more French purchasers. We are now approaching the "holiday season" when historically there are many people looking at properties, but it varies considerably from year to year as to whether they are "real" purchasers or just "dreamers". We will wait and see!! |
